"YIT LATVIJA" begins construction and apartment sales of the "Smilgas" residential quarter in Pļavnieki

Andris Božē, Member of the Board of "YIT LATVIJA," reveals: "Interest in this project has been high even before the start of construction – during the pre-reservation phase, we reached our target, and currently, 10% of the apartments in the first building have been reserved. This confirms the project's relevance in the market and residents' trust in YIT's quality as a developer and builder. We predict that interest will continue to grow, especially from young professionals and families. Pļavnieki is one of Riga's neighborhoods with a well-developed infrastructure."

The "Smilgas" project is designed as a gradual, unified residential quarter with a thoughtful building structure and a sustainable approach – in total, it will consist of four six-story residential buildings with 228 apartments. Each building will offer two- to four-room apartments with areas ranging from 40 to 81.8 m². Apartment prices in the first building will start from 96,600 EUR.

In addition, the project pays special attention to the daily convenience of its residents. All apartments from the second floor up will feature balconies, while the first floor will have spacious terraces with access to a landscaped courtyard. For the convenience of residents in the first building, individual storage units and surface parking spaces are planned, including parking for persons with mobility impairments, as well as spots with the option to install electric vehicle charging stations. All apartments will be offered with full, modern interior finishing; up to a certain stage of construction, buyers will be able to choose between two material collections.

Equally important are the engineering solutions focused on energy efficiency and lower maintenance costs. In this project as well, YIT will implement solutions that characterize the company's approach to sustainable and energy-efficient residential environment development. Solar panels are planned for the buildings to reduce electricity costs for common areas, while construction will utilize energy-efficient three-layer reinforced concrete panels with high thermal insulation and durability. Each apartment will feature an individual ventilation or recuperation system, ensuring fresh air and reducing heating costs.

Božē emphasizes that special attention was paid to resident comfort, safety, and daily functionality during the design process: "The project's keywords are technology and low maintenance costs. The quarter's infrastructure is designed to provide a comfortable and safe environment – video surveillance, heated storage rooms, spaces for bicycles and strollers, and a landscaped courtyard with sports and play zones for various generations are all planned for spending time together in an organized environment."

The "Smilgas" project will be located at Brāļu Kaudzīšu iela 37, and its first residential building will contain 57 apartments. The development of the entire project is planned gradually, ensuring sustainable and thoughtful growth of the quarter.
